Role Purpose :
Kiosk Leasing Manager is responsible for creating income and value for the company through understanding merchandising, consumers and trends.
Individual must be able to identify new kiosk opportunities and generate sufficient leasing activity to achieve targeted income objectives for portfolio of assigned properties.
Optimal client mix, ensure knowledge of the marke, ensure up-to-date through regular competitor centre visits
Regular liaison with the retail marketing team to ensure knowledge and trends are shared across the portfolio
Ensure any issues regarding presentation standards are quickly and amicably remedied, and any complaints from centre management team and / or retailers are rectified or elevated
Conduct weekly, monthly, quarterly and annual reviews to monitor the delivery of the Kiosk
Responsible for the delivery of the monthly pipeline reports.
Ensure all clients are aware of the casual lease rules and regulations
Write and issue all Kiosk agreements and provide the relevant paperwork
Work with the admin and finance to ensure all invoices are issued and payments received prior to booking commencement
Maintain and manage all calendars, rate cards, bump-in / bump-out packs, etc, and make regular updates to ensure accuracy
Ensure the Kiosk database is maintained and updated at all times
Assist in communications between management team and retailers to maintain optimal occupancy of Kiosk spaces
Communicate with Client as directed by management to ensure their understanding of Kiosk Mall Leasing and the results being achieved
Negotiation of casual leases with consideration to budgets, tenancy mix, availability and merchandise mix goals
Apply professional & effective marketing strategies to attract casual leasing opportunities whilst keeping within budgetary constraints.
Communicate new trends and products with lessees in order to grow current business or expand to additional locations
Provide current market casual rental assessment and advice to clients
Allocate appropriate time to visit competitor shopping centres to identify new retailers / casual lessees and any changes in the market monthly
Keep highly detailed and accurate records of all conversations, and agreements.
Regularly cold canvas prospective enquiries and listings by telephone, email / mail and reporting results.
Attend appropriate functions and events to drive awareness of the Asset and grow business leads
Maintain a national presence to ensure latest market trends are adopted and on site roll out is reviewed
Bachelor degree with at least 5 years relevant working experience
Deal making / prospecting / leasing experience.
Project development and implementation experience.
Must have strong closing skills.
Excellent oral and written communication, public speaking / presentation skills.
Experience in Real Estate required.
Understand the mall environment staffing and responsibilities.
Good knowledge of mall business; 3+ years in identifying & negotiating business
Understand the specialty leasing process and rent structures
Networking and presentation skills.
Previous sales and / or sales training experience.
Strong communication, sales and time management skills
Moderate level of Word and Excel skills
